About 20 years ago I was introduced to the concept of investing in UK Property through a scheme called Property Reversion. Having experienced many "highs and lows" over the years with investments in Equity Funds, Unit Trusts and Hedge Funds and the volatility of Stockmarkets, I was immediately excited about this simple way of investing in property.
The person who introduced me to Property Reversion would buy properties in the UK for about 50% to 60% of the value,depending on the age of the owners and would simply let them stay in the property for the rest of their natural lives. Under the Terms of the Lease Agreement, the former owners had to maintain the property, pay all rates and taxes, insurance and all other day to day expenses. When the former owner would pass away or have to move into a frail care centre, the investor would be able to sell the property at the full market value.
The idea was so easy and simple, I was immediately sold on the concept. As I was working overseas this was a perfect solution to owning property in a far off location. I did not need to find tenants, I did not need to find an agent to collect rent, worry about repairs or worry about the tenants damaging the property.
As soon as I had saved enough money , I bought my first property which was a little house in Hull, Northern England.. The owner was a single lady about 75 years old. The property was valued at £30,000 and I paid £15,000 plus some legal fees. About 7 years later the lady died and I sold the property for £59,000. I had never seen the property or met the lady living in it, although we did communicate often about the house and garden.
I quickly realized that this was the best investment that I could ever make and have continued to buy properties whenever I had funds available. My only regret was not starting sooner. This is a low risk investment with potentially high returns.
